Applications are processed in the order they are completed and submitted. Backup applicants have two options, We can transfer your fee to another property OR refund your fee if your application is not processed.


You will receive communication from our office when your application is being processed. It is important to view your emails regarding the status of your application. Any additional documents needed, should be submitted to info@mredfw.com upon request.

  • If any of our properties accepts housing assistance, it will be advertised in the marketing description.
  • We Do Not discuss the situations of potential applicants over the phone. All matters related to your application will be discussed or requested during processing.
  • All properties will be advertised on our site until the lease has been officially signed.
  • Our properties are leased "as-is" unless noted in the lease. Select a property that you will be proud to make your home. If you have any questions or concerns about a home you wish to lease, please contact our office before applying.
  • Self-employed applicants MUST provide personal bank statements and tax returns, if paystubs are not available.
  • All applicants must complete the pet screening. No Animals, Household Animals, and Support Animals.

Most Frequently Asked Questions
These are the most asked questions about our application process. We encourage all applicants to read over each question and to review our requirements. This information is provided to help applicants avoid delays, loss of application fees, or missing out on the opportunity to lease the home of your choice.

Who must apply?

All applicants and occupants 18+ even if they are not financially responsible. Make sure all parties apply so the application process is not delayed or canceled.


How long does the process take?

Applications time can vary as short as 24 hours but should not exceed 72 hours. Our goal is to allow a fair amount of time for communication and receipt of verifications.

Will I be denied?

This is not a question we can answer without your application being thoroughly processed. For this reason, we do not discuss the situation of applicants over the phone.

Is the application fee refundable?

If you received a notification that your application is being processed, your application fee is not refundable. This includes incomplete applications that we were unable to process.

It is the responsibility of the applicant to inform our office if they wish to be refunded or have the application fee transferred to a different property. Non-processed back up applicants, application fees are automatically refunded once the property is no longer available.

What documents do I need?

  • Valid government issued ID: Must be fully legible.
  • Most recent paystubs: Weekly/Bi-weekly=4 most recent paystubs AND Monthly=2 most recent paystubs.
  • Offer letter: Offer letter must be accepted and signed.
  • Proof of supplemental income: Most recent award letter.
  • Bank statements: 1 most recent bank statement that reflects income from the employer/payer and 1 bank statement that is at least a year old that will confirm you have been with the same employer for one year.

We will request any additional documentation if applicable. All documents and information will be verified.
