At MRE Property Management, we value the partnership with real estate agents in helping clients find their ideal rental homes. To ensure a smooth and professional experience, we’ve outlined essential guidelines, expectations, and important policies for agents showing our properties.

Application Process & Communication

We prioritize a transparent and structured application process. Here’s what agents need to know:

  • Application Status Updates: Agents will be notified when a lease has been signed or an application is denied.
  • Application Communication: Our team provides clear, written instructions to applicants. Agents should ensure their clients submit all required documents upfront to avoid delays.
  • Required Documents: Applicants must submit:
    • Valid government-issued ID
    • Most recent pay stubs:
      Weekly/Biweekly: Last 4 pay stubs
      Monthly: Last 2 pay stubs
    • Signed and accepted offer letter (if applicable)
    • Proof of supplemental income (if applicable)
    • Recent bank statements (to verify consistent employment for one year)

Submitting these documents does not guarantee approval. All applications and documents undergo thorough verification. Incomplete or inauthentic documentation may cause delays or result in denial.

Agents should not share personal applicant details with our office, as those factors are not considered in our evaluation. We strictly follow our policies, and agents do not influence how our processing team reviews applications.

Requirements for Showing MRE Properties

To ensure a smooth experience, agents must meet the following requirements:

Active Texas Real Estate License: Only licensed, active Texas real estate agents can show our properties. Agents must be in good standing with the Texas Real Estate Commission (TREC).

  • ShowMojo Registration: Agents must complete their ShowMojo registration to gain property access.
  • Scheduling Showings: Appointments must be Scheduled through ShowingTime or the designated showing service for each listing.
  • Approval for Property Access: Without prior registration and approval via ShowMojo, access to our properties will be denied.
  • Professional Conduct: Adhere to professional standards, including punctuality, respect for the property, and clear client communication.

Commission Types

Flat Fee Commission ($125)

  • Applies to agents serving as third-party intermediaries in the application process.
  • Agents must handle communication with our office and document all actions in writing.

Full Agent Commission

  • Applies when MRE handles the entire application process.
  • MRE communicates directly with applicants and processes applications in-house.

Payment Terms

  • Payment Timing: Commissions are issued up to 15 days after tenant move-in.
  • Payment Process: Payments are mailed to the agent’s W9 address as per the broker agreement.
  • We appreciate the efforts of agents and offer a transparent commission structure.

Important Notes

  • Agents who manage the application process risk delays, which could result in the application being canceled.
  • Time is of the essence—prompt action ensures your client secures the property.

Prelisted Properties

If you come across a property not yet listed on MLS, it is considered prelisted. These properties are in the final stages of preparation and will be available for leasing soon. Please note:

  • Prelisted properties cannot be shown until they are fully ready.
  • Applicants applying for a prelisted property must do so sight unseen and proceed with the full application process without an in-person viewing.
  • Once a prelisted property is ready, agents can arrange for their clients to view it.
