What happens after your client applies
We prioritize a transparent and structured application process so you and your client know what to expect every step of the way.
- Status Updates: You will be notified when a lease is signed or an application is denied.
- Direct Communication: Our team provides clear written instructions to applicants. Ensure your clients submit all required documents upfront to avoid delays.
- Required Documents: Valid government-issued ID, recent paystubs (4 for weekly/biweekly, 2 for monthly), signed offer letter if applicable, proof of supplemental income, and recent bank statements verifying one year of employment.
- Verification: Submitting documents does not guarantee approval. All applications and documents undergo thorough verification.
Important: Agents should not share personal applicant details with our office. Those factors are not considered in our evaluation. We strictly follow our policies, and agents do not influence how the team reviews applications.
Two paths, both transparent

Flat Fee Commission

Refer a property owner. Earn $750.
When you refer a property owner who signs a property management agreement with MRE, you receive a $750 referral fee. If that owner later decides to sell the property, you retain the opportunity to be the listing agent on the sale.
How it works

Submit your CDA within 90 days
- Commission Disbursement Authorization (CDA) forms must be submitted within 90 days of the lease execution
- Failure to submit within the 90-day window may result in forfeited commission
- Agents must personally show the property to receive commission
- Keys must be returned to the lockbox after each showing
- For ShowMojo properties, register through ShowMojo. For all others, schedule through BrokerBay

We respect the work agents do, and we honor that with payment terms that are clear and predictable.
- Payment Timing: Commissions are issued up to 15 days after tenant move-in.
- Payment Process: Payments are mailed to the agent’s W9 address as recorded in the broker agreement.
- Documentation: Every payment is accompanied by clear documentation tying the commission to the specific transaction.
Time is of the essence. Agents who manage the application process risk delays, which could result in cancellation. Prompt action ensures your client secures the property and you secure your commission.
Prelisted properties
If you come across an MRE property not yet listed on MLS, it is considered prelisted. These properties are in the final stages of preparation and will be available for leasing soon.
- Prelisted properties cannot be shown until they are fully ready.
- Applicants applying for a prelisted property must do so sight unseen and proceed with the full application process without an in-person viewing.
- Once a prelisted property is ready, agents can arrange a showing for their clients.
Six standards we ask every partner agent to honor
When you show MRE properties, you are representing both your client and our brokerage. These six standards keep that representation excellent.
Punctuality
Arrive on time for all scheduled showings to ensure an efficient and seamless process for all parties involved.
Respect for the Property
Treat the property with care and leave it in the same condition you found it.
- Turn off all lights upon departure
- Avoid adjusting the thermostat (return it to original setting if changed)
- Provide shoe covers in wet weather
- Secure keys back into the ShowMojo box after the showing
Tenant Privacy
If a property is currently occupied, be mindful of the tenant’s privacy and avoid unnecessary contact during showings.
Clear Communication
Ensure your clients are well-informed by directing them to our website or instructing them to contact our office for additional details on the property and application process.
As-Is Listings
All properties are listed as-is. What you see is what you get. If your client has requests for changes, they must submit them before applying. Functionality issues will be addressed; aesthetic preferences are not guaranteed.
Safety First
Always prioritize safety when showing properties. If you encounter hazards that could impact the showing, notify our office immediately.
