Eight months of the year, no startup fees.
Most new MRE clients pay zero startup fees. From January through August, when leasing demand is at its peak and we can position your property to perform, we do not charge a startup fee for new properties coming onto management.
Startup fees only apply in two specific situations:
- Out-of-season onboarding. Properties that come on board September through December, when seasonal slowdowns make leasing more challenging and require additional time and resources to position effectively.
- Against-recommendation onboarding. When a new client elects to move forward despite our professional recommendations on pricing, condition, or timing. In these cases, the property typically takes longer to lease and we apply a startup fee to offset the added effort required.

Questions owners ask first.
Our pricing is published and updated regularly so you always know what to expect. We tailor the final quote to your property type, portfolio size, market rent, and the service tier you select. We respond to quote requests within one business day.
Management agreements are generally a 12-month term unless otherwise negotiated. Specific termination terms and any custom adjustments are documented in your signed agreement. We earn the right to manage your property every month.
The leasing fee is paid when we place a qualified tenant. The management fee is the ongoing monthly cost while a tenant is in place. Both vary by tier and property type.
We review market rent, send a renewal offer, and handle the new lease paperwork. A renewal fee is significantly less than a new placement fee since the unit stays occupied.
Yes. Owners frequently start at one tier and move up as their portfolio grows. We make changes at the start of the next service period.
