Startup Fee Policy

Eight months of the year, no startup fees.

Most new MRE clients pay zero startup fees. From January through August, when leasing demand is at its peak and we can position your property to perform, we do not charge a startup fee for new properties coming onto management.

Startup fees only apply in two specific situations:

  • Out-of-season onboarding. Properties that come on board September through December, when seasonal slowdowns make leasing more challenging and require additional time and resources to position effectively.
  • Against-recommendation onboarding. When a new client elects to move forward despite our professional recommendations on pricing, condition, or timing. In these cases, the property typically takes longer to lease and we apply a startup fee to offset the added effort required.

Fees & Tiers 3 Questions
MRE offers three transparent tiers — Essential, Premier, and Concierge — designed to deliver quality property management at every investment level. Each tier includes a clear monthly management fee, a leasing fee when we place a tenant, and a lease renewal fee. There are no hidden charges, no markups on maintenance, and no surprise add-ons. You see exactly what you’re paying for before you sign.
The leasing fee is a one-time charge that covers marketing, syndication, showings, applicant screening, and lease preparation when we place a new tenant. The management fee is the monthly amount that covers ongoing property oversight — rent collection, maintenance coordination, owner communication, financial reporting, and tenant management. The two fees serve different purposes and are itemized separately on every statement.
Yes. Your needs may change as your portfolio grows or your situation shifts. You can move between tiers at any lease renewal point, or sooner if your circumstances warrant. We will walk you through the differences and help you choose what fits where you are right now.
Contracts & Service 3 Questions
Our standard management agreement is twelve months and renews automatically at every lease renewal. Property management is a relationship that earns its value through consistency and care over time. If you are leasing your property for a term shorter than twelve months, we are open to discussing an arrangement that fits the situation. We do not manage short-term rentals such as Airbnb or VRBO.
As lease expiration approaches, we evaluate market conditions, review the tenant’s performance, and present you with a renewal recommendation including any proposed rent adjustment. If the tenant accepts, a renewal fee applies for the work involved — re-papering the lease, updating terms, and managing the transition. If the tenant chooses to leave, we move directly into marketing the unit so vacancy is minimized.
Your owner portal gives you 24/7 access to itemized statements showing every income line and every expense. If anything is unclear or you would like a walk-through, reach out — we will explain any line item, provide invoices for any expense, and answer questions until you are confident in what you are seeing. Transparency on the numbers is non-negotiable here.
