By accessing the Website, requesting a rental comp, submitting an application, signing a property management agreement, or otherwise engaging with our services, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.

Description of Services

MRE Property Management is a Texas-licensed real estate brokerage providing residential property management services to owners and investors, and leasing services to prospective tenants. Our services include but are not limited to:

• Full-service property management for single-family homes, condos, townhouses, and small apartment communities
• Tenant marketing, screening, and placement
• Lease preparation, execution, and enforcement
• Rent collection, accounting, and owner disbursements
• Maintenance coordination and vendor management
• Rental market analysis and comp tools
• Owner and tenant portal access via AppFolio

The specific services provided to you will be defined in a separate written agreement, such as a property management agreement, lease, or engagement letter, which will govern in the event of any inconsistency with these Terms.

Service Area: Texas Only

Our primary service area includes the Dallas-Fort Worth metroplex, including but not limited to: Arlington, Fort Worth, Dallas, Grand Prairie, Mansfield, Hurst, Euless, Bedford, Irving, Kennedale, Aledo, Keller, Burleson, Joshua, and Cleburne.

While our Website is accessible from any state or country, and we accept inquiries from prospective owners and visitors regardless of location, any property we manage must be located within Texas, and any contractual relationship with MRE will be subject to Texas law.

If you are an out-of-state property owner with property located in Texas, we welcome your inquiry. If you are looking for property management services in another state, we are unable to assist and recommend seeking a licensed brokerage in your local market.

Listings & Information Accuracy

Property listings, rental estimates, comparable property data, and other information displayed on our Website are provided for informational purposes only. Although we strive to keep information accurate and current, we make no representation or warranty regarding the accuracy, completeness, or timeliness of any listing, estimate, photograph, description, or comparable property displayed on our Website.

The rental comp tool on our Website provides automated estimates based on current Dallas-Fort Worth market averages. These estimates are not verified MLS comparables and should not be relied upon as definitive market value. For a verified comp pulled directly from MLS data, please contact our office.

Comparable property addresses shown in the comp tool result are sample representations based on market data and do not represent specific listed properties.

User Conduct

By using our Website, you agree that you will not:

• Use our Website or services for any unlawful or fraudulent purpose
• Submit false, inaccurate, or misleading information
• Attempt to gain unauthorized access to any portion of the Website, our systems, or another user’s account
• Interfere with the operation of the Website by uploading viruses, malware, or other harmful code
• Scrape, harvest, or extract data from the Website by automated means without our prior written consent
• Impersonate any person or entity or misrepresent your affiliation with any person or entity

Our total cumulative liability arising out of or relating to these Terms or your use of the Website shall not exceed the greater of (a) one hundred dollars ($100) or (b) the amount you have paid us in the twelve (12) months preceding the event giving rise to the claim. Governing Law & Jurisdiction

You agree that any legal action or proceeding arising out of or relating to these Terms or your use of the Website shall be brought exclusively in the state or federal courts located in Tarrant County, Texas, and you consent to the personal jurisdiction of those courts.

If you reside in California or another state with consumer protection laws that may afford you certain rights, those rights apply only to the extent required by applicable law and do not alter the choice of Texas law and forum stated above for matters not preempted by applicable consumer protection statutes.

Dispute Resolution

Before filing any legal action, the parties agree to first attempt in good faith to resolve any dispute by direct communication. You agree to send written notice of any dispute to MRE at the address provided in Section 16, and we will respond within thirty (30) days.

If the dispute is not resolved within sixty (60) days of the initial written notice, either party may proceed with formal legal action subject to the governing law and jurisdiction provisions in Section 12.

Modifications to These Terms

We reserve the right to modify these Terms at any time without prior notice. Updates will be reflected by changing the “Last Updated” date at the top of this page. Your continued use of the Website after any modification constitutes your acceptance of the revised Terms.

If we make material changes to these Terms, we will use reasonable efforts to notify you, such as by posting a notice on the Website or sending an email to the address you have provided.

Severability

If any provision of these Terms is held to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall continue in full force and effect.
