Financial & Identity
- Unpaid rental debts
- Prior evictions on the credit report

- Felony conviction within the past 10 years

Tax Return + Bank Statements
Previous year tax return and 2 most recent personal bank statements showing only the deposits.
4 Recent Paystubs
Your 4 most recent paystubs showing year-to-date earnings and current employer.
2 Recent Paystubs
Your 2 most recent paystubs showing year-to-date earnings and current employer.
2 Bank Statements
1 recent bank statement showing pay from your employer, plus 1 bank statement at least a year old to confirm you have been with the same employer for one year.
Letter of Employment
Acceptable for relocation or job transfer situations. Must be signed and on official company letterhead.
Bank Statements or Awards Letters
For any supplemental income beyond your primary employment, provide bank statements and/or applicable awards letters.
MRE’s pet policy.
Pets are welcome on properties that allow them.
All pets are subject to owner approval and require a non-refundable pet fee and monthly pet rent. Pet deposits and rent are based on pet type, age, size, and pet screening results. Pets under 1 year of age may require a larger fee since they have not yet reached maturity.
The pet deposit and rent allow the pet to occupy the property, whether inside or outside. They do not cover damages caused by the pet. Pets are NOT permitted on all properties, so please inquire with our office to confirm whether your pet is permissible before applying.

Is my application fee refundable?
We highly suggest reviewing your application before submitting it. Only applications that are fully completed (including all required document attachments) and where processing has not been initiated will be refunded. If your application is canceled due to failure to view the property, lack of communication, or not providing requested documents or verifications, the application fee is non-refundable.
What does MRE verify when processing rental applications?
Rental History: Any existing lease terms must be fulfilled. Receipt confirming a fully paid rental balance must be submitted for approval. A written notice to vacate must be submitted to your current landlord. To expedite verification, provide the name, location, and office number of your current landlord. We do not accept rental verification from family or friends.
Background & Credit Check: All applicants undergo both a criminal background and credit check processed by MRE. Reports provided by prospective tenants are not acceptable. Excessive charge-offs, past due accounts, or collections may result in a denied application. Minimum credit score: 500. Co-signor minimum credit score: 680.
Employment: Minimum 1 year with current employer, or additional funds and/or a co-signer required. Gross income and length of employment will be verified. The contact number for your HR department must be provided. We do not pay for employment verifications.
Who must complete a rental application?
All persons 18 and over who will be residing in the property are required to complete an application.
What if a co-applicant does not meet the requirements?
If one applicant does not meet the necessary requirements, all applicants may be denied.
Can I have a lease guarantor?
Yes, in certain circumstances a lease guarantor is permitted. The guarantor must understand their financial obligations under the lease agreement. Guarantors are only allowed for employment and income reasons.
What if I am in bankruptcy?
Chapter 7 and Chapter 11 bankruptcies must be discharged for a minimum of 12 months. Chapter 13 requires 12 months of consecutive on-time payments for consideration.
What are the income requirements?
The applicant’s gross monthly income must be 3x the monthly rent. If there are multiple applicants, the combined income must be 3x the monthly rent. If one applicant later wishes to be removed from the lease, the remaining tenants’ income must still meet the 3x threshold. All income must be verifiable.
What happens if my application is denied?
Our office will notify you. Applicants will also receive an email with contact information to obtain a copy of their credit report.
I’m approved! What’s next?
The path from approved to moved in.
Once you are notified of approval, the security deposit and $100 non-refundable admin fee must be submitted to our office within 48 hours. The lease must be executed within 48 hours after it is delivered to you.
The move-in date must be within 2 weeks of the date of approval, unless other arrangements have been made with the applicant and management. On the date of move-in, the full first month’s rent and (if applicable) the pet deposit and pet rent are due.
Landlord liability insurance is required for all MRE rental properties. If the tenant does not provide their own coverage as stated in the lease agreement, they will be enrolled in the insurance coverage that is included in the resident benefits package.
