What You’ll Need

Valid government-issued photo ID, two most recent pay stubs or proof of income (3x monthly rent), and current landlord contact information.

Application Fee

A non-refundable application fee is required per adult applicant (18+). This covers background screening, credit verification, and rental history check.

Decisions in 24-72 hrs

Most complete applications are processed within 24 hours. Maximum turnaround is 72 hours. Submit early in the day for fastest review.

View the Property

Do not solely rely on the listing photos to determine if a property meets your household needs. Require your agent or ask local family or friends to assist you with viewing the property using your preferred method.

First Come, First Served

Applications are processed in the order they are completed and submitted. Backup applicants have two options: transfer your fee to another property or refund your fee if your application is not processed.

Check Your Email

You will receive communication from our office when your application is being processed. View emails closely. Any additional documents needed should be submitted to info@mredfw.com.

Before you apply

A short list that prevents the most common application delays.

If any of our properties accept housing assistance, it will be advertised in the marketing description.
We do not discuss the situations of potential applicants over the phone. All matters related to your application will be discussed or requested during processing.
All properties are advertised on our site until the lease has been officially signed.
Properties are leased “as-is” unless noted in the lease. If you have any questions or concerns about a home, please contact our office before applying.
Self-employed applicants must provide personal bank statements and tax returns if paystubs are not available.
All applicants must complete pet screening — including those with no pets, household pets, or support animals.

These are the most asked questions about our application process. Read through carefully to avoid delays, lost fees, or missed opportunities.

All applicants and occupants 18+ even if they are not financially responsible. Make sure all parties apply so the application process is not delayed or canceled.

Application time can vary as short as 24 hours but should not exceed 72 hours. Our goal is to allow a fair amount of time for communication and receipt of verifications.

This is not a question we can answer without your application being thoroughly processed. For this reason, we do not discuss the situation of applicants over the phone.

If you received a notification that your application is being processed, your application fee is not refundable. This includes incomplete applications that we were unable to process.

It is the responsibility of the applicant to inform our office if they wish to be refunded or have the application fee transferred to a different property. Non-processed back-up applicants’ application fees are automatically refunded once the property is no longer available.

  • Valid government issued ID — must be fully legible.
  • Most recent paystubs — weekly or bi-weekly equals 4 most recent paystubs. Monthly equals 2 most recent paystubs.
  • Offer letter — must be accepted and signed.
  • Proof of supplemental income — most recent award letter.
  • Bank statements — one most recent statement reflecting income from the employer or payer, plus one statement at least a year old confirming you have been with the same employer for one year.

We will request any additional documentation if applicable. All documents and information will be verified.

Most denials are preventable. Here are the three most common issues we see.

Length of Employment Time

Less than the required employment time without the ability to obtain a guarantor.

Failure to Act Timely

Failure to provide the requested documents in the allotted timeframe or to view the property within the 24-hour period.

Unverifiable Income or Employment

All income must be verified. Typically done by obtaining employment verification or a bank statement displaying income deposited by the employer.
